Why people move here

A master-planned golf community built to live, work and play.

MetroWest was orange groves south of Hiawassee Road until the 1980s, when the developer Debra, Inc. spent years preparing the land for a planned community with homes, offices and shopping on one site. The MetroWest Master Association was formed in 1986, and the golf course opened the following year.

Today MetroWest covers about 1,805 acres with roughly 10,000 homes, condos and apartments, plus office space along MetroCenter Boulevard and its own shopping center, MetroWest Village. Residents bought out the developer's control of the master association in 2014 and now run it themselves.

For buyers, the draw is simple: a gated condo or a golf-course home in southwest Orlando, ten minutes from Universal, at a fraction of what the same drive costs in Dr. Phillips.

MetroWest is where my clients land when they want southwest Orlando and the theme parks close without the Dr. Phillips price tag.

Where to live

Find your part of MetroWest

MetroWest has three distinct sides: the established north end along Westgate and Hiawassee, the golf course side along Westpointe Boulevard, and the newer south end near Turkey Lake. Start with the lifestyle, then pick the community. Each link opens that community's guide with live listings.

Golf + gated

Golf Course & Westpointe

The single-family heart of MetroWest along Westpointe Boulevard, from gated estate homes in Palma Vista to golf-course condos at Bermuda Dunes, with Publix at MetroWest Village close by.

Best for: upsizers and relocators who want a larger home, a gate or a fairway out back.

Know before you buy

Two associations, one community

Every home belongs to the MetroWest Master Association, which maintains the boulevards, landscaping and community-wide standards. Most neighborhoods also have their own association with separate dues and rules.

My rule: I pull both fee amounts, what each covers and the neighborhood's reserves before you write an offer.

Investors

Renting it out

MetroWest's leasing rules (February 2026) require a first lease of at least seven months, ban Airbnb and VRBO style rentals, and require tenant screening and a crime-free lease addendum. A neighborhood association can add stricter rules.

Best for: long-term rental buyers, not short-term rentals. Look closer to Disney for vacation-home zoning.

Next door

Windermere & Ocoee

MetroWest borders Dr. Phillips and sits a short drive from Windermere and Ocoee. If you are comparing southwest and west Orlando, start with these guides.

Best for: buyers deciding between price points on the same side of town.

Schools

Orange County Public Schools

MetroWest is served by Orange County Public Schools. MetroWest Elementary, which opened with the community in 1986, now shares its Lake Vilma Drive campus with Westpointe Elementary, opened in 2017 to relieve crowding, and each school has its own attendance zone. Some MetroWest addresses near Turkey Lake are zoned to Windy Ridge.

Middle school is Chain of Lakes or Gotha depending on the address, and MetroWest high school students are zoned to Olympia High on Apopka-Vineland Road. Valencia College's West Campus sits on Kirkman Road at the edge of the community. Always confirm zoning for a specific home before you write an offer.

Quick notes

Listings for the same MetroWest street sometimes show different elementary and middle schools. The OCPS locator is the only answer that counts.

OCPS has rezoned parts of MetroWest more than once since 2017, so a neighbor's school is not always your school.

I check the zoned schools on every home I show you.

The numbers

MetroWest market snapshot

Most MetroWest sales are condos, so one overall median moves with whatever happened to close that month. Here is each type of home on its own, from Stellar MLS, for the 12 months ending September 30, 2026.

September 2026: condos sold at a $176,000 median across 12 sales, down 3.8% from $183,000 across 19 sales in September 2025. Townhomes and single-family homes had 3 closed sales each that month, too few for a monthly median. Property type is how the listing agent entered it in Stellar MLS, so a few townhome-style condos count as condos. 231 closed sales in all across 21 MetroWest communities. Each community guide has its own market card. Stellar MLS figures as of the dates shown, deemed reliable but not guaranteed. For live comps on a specific MetroWest home, request a custom report.

Is MetroWest your fit?

Three kinds of buyers land here

Moving from out of state

You want the parks close, the airport easy and a home you can lock and leave. Most people shop this from a laptop. I have walked these complexes, and I can narrow 21 communities down to the three that fit before you book the flight.

Need more room

You have outgrown a condo and want a yard, a garage or a fairway view without leaving the side of town you know. Palma Vista, Unit Five, Fairway Cove and Stonebridge Lakes are the next step up.

Ready for less house

Less lawn, more life. An elevator condo at Stonebridge Reserve or a lakefront unit at Promenade, with Publix, the golf club and Turkey Lake a few minutes away.

Questions buyers ask

MetroWest, Orlando FAQ

Where is MetroWest in Orlando?

MetroWest is a 1,805-acre master-planned community in southwest Orlando, west of Kirkman Road and north of Universal Orlando, with South Hiawassee Road running through the middle and Turkey Lake on its southeast edge. Homes use the 32835 zip code.

How far is MetroWest from Universal and Walt Disney World?

The main MetroWest entrance is about two and a half miles from Universal Orlando, roughly 10 minutes off-peak. Walt Disney World is about 20 to 25 minutes using I-4 or the Turnpike.

What is the median home price in MetroWest?

It depends on the type of home, so I report each one separately. Per Stellar MLS, for the 12 months ending September 30, 2026, MetroWest condos sold at a $172,000 median across 166 sales, townhomes at $284,000 across 23 sales, and single-family homes at $522,500 across 42 sales. Each type was down about 8 to 9% from the year before. A single overall median would mostly track the mix of condos and houses that happened to close.

What do homes sell for in different MetroWest neighborhoods?

Over the 12 months ending September 30, 2026, among communities with 5 or more closed sales, Stellar MLS medians in the condo and townhome communities ranged from $116,025 at Tradewinds to $294,250 for the townhomes at Stonebridge Commons, and in the single-family neighborhoods from $378,750 at Westchester to $802,000 at Palma Vista. The Hamptons at MetroWest was the busiest, with 40 closings at a $182,000 median. Every community guide below has its own Stellar MLS market card.

Is MetroWest in the City of Orlando or unincorporated Orange County?

Every MetroWest home has an Orlando mailing address, but the mailing address does not settle jurisdiction. Parts of MetroWest sit inside the City of Orlando and the community also appears in Orange County commission districts, so I confirm city or county for every address on the Property Appraiser site. Taxes, utilities and services follow that answer.

How do HOA fees work in MetroWest?

Every home belongs to the MetroWest Master Association, which maintains the boulevards, common areas and community-wide standards. Most neighborhoods also have their own association with separate dues and rules. Ask for both amounts and what each covers before you write an offer.

Can I rent out a home in MetroWest or use it as a short-term rental?

Not as a short-term rental. The MetroWest Master Association's leasing rules (February 2026) require a first lease of at least seven months, ban Airbnb and VRBO style rentals, and require tenant screening and a crime-free lease addendum. Long-term rentals are allowed, and a neighborhood association can add stricter rules.

What schools serve MetroWest?

Orange County Public Schools serves MetroWest. Elementary schools include MetroWest, Westpointe and Windy Ridge depending on the address, middle school is Chain of Lakes or Gotha, and high school is Olympia High. Assignments depend on the exact address, so verify with the OCPS School Locator.
