Why Downtown

Live where Orlando actually lives

Most people picture Orlando as theme parks. The people who live downtown picture something else: a walk around Lake Eola before work, the Saturday farmers market, a show at the Dr. Phillips Center, dinner in Mills 50 and a quick ride home on SunRail or a short drive.

Downtown is not one market. A high-rise condo off the lake, a 1920s bungalow in College Park and a starter home in Washington Shores sit within a few miles of each other and sell to completely different buyers. My job is to show you which pocket matches your budget, your commute and the way you like to spend a Saturday.

Downtown buyers are not buying square footage. They are buying the walk, the lake and the ten-minute drive to everything.

A condo off the lake and a single-family home on a quiet street are two different markets, so I never blend them. Here is each type of home on its own, closed sales from Stellar MLS for the 6 months from April 16 to October 15, 2026.

Stellar MLS, the 6 months from April 16 to October 15, 2026. 562 closed sales in all. Median sale price by type of home, as the listing agent entered it. Under 5 sales of a type shows "ask me" instead of a number. Downtown shares 32801, 32803 and 32804 with the North Orlando page on purpose, so these numbers also appear there. Who lands here

Three kinds of buyers I help here

Moving from out of state

You want city life without big-city prices: walkable restaurants, the arts center and an airport 20 minutes away. I help you weigh a condo near the lake against a house in a historic neighborhood, from a video call before you ever fly in.

Need more room

You love being close in but need another bedroom or a real yard. College Park and Audubon Park give you that next step without moving to the suburbs.

Ready for less house

You are trading a big house and a big yard for a lake view and a doorman. Downtown condos let you walk to dinner and lock the door when you travel.

Questions buyers ask

Downtown Orlando FAQ

What zip codes are in Downtown Orlando?

On this site, Downtown Orlando is 32801, 32803, 32804, 32805. Zip codes are a practical way to search, but they do not follow neighborhood or city lines, so I confirm the exact location of every home.

What is the median home price in Downtown Orlando?

It depends on the type of home, so I report each one separately. Per Stellar MLS, for the 6 months from April 16 to October 15, 2026, single-family homes sold at a $512,000 median across 417 sales, townhomes at a $540,000 median across 33 sales, and condos at a $230,500 median across 112 sales. Each zip is broken out in the market section of this page.

Is Downtown Orlando inside the City of Orlando?

Partly. Every zip here uses an Orlando mailing address, but some streets are inside City of Orlando limits and others are unincorporated Orange County. That changes your property tax rate, who picks up the trash and who you call about permits. I check it on the Orange County Property Appraiser site for every address.

Which schools serve Downtown Orlando?

Orange County Public Schools assigns schools by address, and zones change. I look up every home on the OCPS School Locator before you write an offer, so you know the exact elementary, middle and high school.

Are downtown condos a good fit if I travel a lot?

Often, yes. Lock-and-leave living is the reason many downsizers choose a downtown condo. Before you buy, I pull the association budget, reserves, insurance and any special assessments, because those decide whether a condo is a good deal or an expensive surprise.

Your next step

Get your Downtown Orlando Move Plan

Give me 30 minutes, tell me your timeline and how you want to live. I will send back:

  • The 2 or 3 downtown neighborhoods that fit you best
  • What homes there are actually closing for, by type, straight from Stellar MLS
  • City or county, HOA, flood zone and school zoning for the homes that fit

No pressure. If you are selling a home somewhere else first, we will plan both sides together.
