Why South Orlando

The airport side of the city

If you fly often, South Orlando is hard to beat. Most of these neighborhoods sit 10 to 15 minutes from Orlando International, with the 417, the 528 and Orange Blossom Trail tying them together.

The range is wide here too. Delaney Park and the SoDo district near downtown carry historic homes and lake streets. Hunter's Creek and Southchase offer planned communities with golf and parks. Meadow Woods and Wyndham Lakes add newer single-family homes and townhomes. Single-family homes here sold fast, at a 25-day median, so planning ahead matters.

South Orlando buyers want two things: a short drive to the airport and more house for their money.

Who lands here

Three kinds of buyers I help here

Moving from out of state

You need the airport close, for work or for family visits. I help you compare the historic streets near downtown with the planned communities near the 417, on video, before you fly in.

Need more room

You want more house and a newer floor plan. Meadow Woods, Hunter's Creek and Southchase give you square footage without the West Orlando price.

Ready for less house

You want a smaller home close to everything. SoDo condos and Conway one-story homes keep you near downtown and the airport.

Questions buyers ask

South Orlando FAQ

What zip codes are in South Orlando?

On this site, South Orlando is 32806, 32809, 32812, 32824, 32837, 32839. Zip codes are a practical way to search, but they do not follow neighborhood or city lines, so I confirm the exact location of every home.

What is the median home price in South Orlando?

It depends on the type of home, so I report each one separately. Per Stellar MLS, for the 6 months from April 16 to October 15, 2026, single-family homes sold at a $427,500 median across 803 sales, townhomes at a $360,000 median across 113 sales, and condos at a $162,000 median across 166 sales. Each zip is broken out in the market section of this page.

Is South Orlando inside the City of Orlando?

Partly. Every zip here uses an Orlando mailing address, but some streets are inside City of Orlando limits and others are unincorporated Orange County. That changes your property tax rate, who picks up the trash and who you call about permits. I check it on the Orange County Property Appraiser site for every address.

Which schools serve South Orlando?

Orange County Public Schools assigns schools by address, and zones change. I look up every home on the OCPS School Locator before you write an offer, so you know the exact elementary, middle and high school.

Does South Orlando include Lake Nona and Belle Isle?

Not on this page. Lake Nona and Belle Isle each get their own guide, coming soon. I filtered Belle Isle and Edgewood sales out of the 32809 and 32812 numbers so the South Orlando figures stay clean.

No pressure. If you are selling a home somewhere else first, we will plan both sides together.
