Orlando Real Estate: Find Your Side of the City

Orlando is not one market. It is a lakefront condo downtown, a golf home near Disney, a new build by the airport and acreage on the way to the beach. Here is the whole city, split into five sides, so you can find yours.

How to read Orlando

One city, five very different markets

Ask ten people where to live in Orlando and you will get ten answers, because they are each describing a different city. The buyer who wants to be ten minutes from Disney, the nurse who needs Orlando Health close, the frequent flyer who lives at MCO and the couple who wants to walk to dinner downtown should not be shown the same homes.

So I split Orlando by zip code into five areas: Downtown, North, West, South and East. Each one has its own page with drive times, neighborhoods and Stellar MLS prices by type of home. Some neighborhoods, like Dr. Phillips, Bay Hill and MetroWest, also have their own full guides.

Pick the side of the city that fits your life first. The right house is much easier to find after that.

Who lands here

Three kinds of buyers I help here

Moving from out of state

You know you want Orlando but not which side. Tell me where you work, how often you fly and how close you want the parks, and I will narrow 29 zip codes down to two or three, on a video call before you book a flight.

Need more room

You have outgrown your home. Whether that means a bigger lot on the east side or a pool in Dr. Phillips, I show you what the extra room actually costs in each area.

Ready for less house

You want less house and more life. Downtown condos, Baldwin Park townhomes and MetroWest villas give you options in every part of the city.

Questions buyers ask

Orlando, FL FAQ

How do you divide Orlando into areas?

By zip code, into five areas: Downtown (32801 to 32805), North, West, South and East. SR 408 roughly splits north from south, I-4 and John Young Parkway mark the west side and SR 436 marks the east side. Each area has its own page with every zip listed.

What is the median home price in Orlando?

It depends on the type of home, so I report each separately. Per Stellar MLS, for the 6 months from April 16 to October 15, 2026, across the five areas on this page, single-family homes sold at a $423,000 median across 3,253 sales, townhomes at $367,000 across 397 sales and condos at $172,250 across 734 sales.

Which side of Orlando is closest to Disney?

West Orlando: Dr. Phillips, Bay Hill, MetroWest and Golden Oak are 10 to 20 minutes from Walt Disney World off-peak, and Golden Oak is inside it. South Orlando, around Hunter's Creek, is next at about 20 to 30 minutes.

Which side of Orlando is closest to the airport?

South and East Orlando. Most of Meadow Woods, Conway, Ventura and Avalon Park sit 10 to 20 minutes from Orlando International off-peak.

Are Winter Park, Lake Nona and Belle Isle included?

No. They are separate cities or have their own identity, so they get their own guides. Lake Nona and Belle Isle are coming soon. Windermere, Winter Garden, Ocoee and Oakland already have full guides on this site.

Is an Orlando address always inside the City of Orlando?

No. Many Orlando-addressed homes are in unincorporated Orange County. That changes your tax rate and services, so I confirm jurisdiction on the Orange County Property Appraiser site for every home.

Your next step

Get your Orlando Move Plan

Give me 30 minutes, tell me your timeline and how you want to live. I will send back:

  • The 2 or 3 Orlando neighborhoods that fit you best
  • What homes there are actually closing for, by type, straight from Stellar MLS
  • City or county, HOA, flood zone and school zoning for the homes that fit

No pressure. If you are selling a home somewhere else first, we will plan both sides together.
