Providence · Davenport, Florida · Community Guide

A guard-gated golf community, about 15 miles from the magic.

Providence Golf & Country Club sits off US 17-92 in Davenport, Polk County. A 24-hour manned gate, an 18-hole championship course, a clubhouse restaurant, and no CDD. Close enough to the parks for a weekday Magic Kingdom night, quiet enough that you hear the wildlife on the back nine.

Why people move here

Resort amenities without the resort traffic.

Most of the Davenport area near Disney is short-term rental territory. Providence is different. It is a gated, full-time neighborhood built around a working golf course, with water and old hardwoods running through the fairways and a clubhouse that actually feels like the center of town.

Here is what surprises buyers on the first tour: golf membership is optional. You get the gate, the pools, the courts, the trails and the restaurant whether or not you ever pick up a club. And because there is no CDD, the carrying cost stays simpler than in a lot of newer Central Florida master plans.

You also keep real access. Ronald Reagan Parkway gets you to I-4, and from there the parks, ChampionsGate and Posner Park are a short drive.

Life inside the gate

What a weekend in Providence looks like

⛳ The golf course

Par 72, roughly 7,000 yards from the back tees, with water in play on most holes and undulating, European-style greens. Driving range, putting green, short game area and lessons for every level.

🍽 Clubhouse

Restaurant and bar with room for big gatherings, plus a stocked pro shop. Breakfast after a sunrise round or dinner without leaving the gate.

🏊 Pools

A resort-style pool with a water slide and a separate lap pool, so the splash crowd and the lap swimmers both get what they came for.

🎾 Courts and fitness

Tennis, pickleball, a half basketball court and a fitness center, all included in the HOA.

🐕 Dog parks and trails

Multiple dog parks, sidewalks throughout, and walking and biking paths with views over the course and ponds.

🦌 Old Florida scenery

The course winds through creeks, wetlands and mature hardwoods. Deer, otters and wild turkeys are regular sightings.

Proximity to the magic

Drive times from the Providence gate

Convenience and efficiency matter more than a pretty clubhouse. Here is the honest version.

  • Walt Disney World (main parks) ~20 to 25 min
  • Posner Park / Four Corners shopping ~15 min
  • ChampionsGate ~15 to 20 min
  • Kissimmee ~25 min
  • Downtown Orlando ~40 min
  • Orlando International Airport (MCO) ~40 to 45 min
  • Lakeland ~35 min
  • Tampa ~60 min

Approximate off-peak drive times. I-4 at rush hour adds real time. Send me your work address and I will map your actual commute before you pick a home.

Where to live inside Providence

The villages of Providence

One gate, several very different products. The village you pick decides your lot size, your view and how new the home is.

TownhomesGolf views

Fairway Villas

Two-story townhomes and villas along the course, many with pond and fairway views and a short walk to the clubhouse.

Best for: buyers who want low-maintenance living and the amenities right outside the door.

Single-familyEstablished

Drayton Woods, Preston Woods & Cortland Woods

The established single-family villages near the front of the community, with mature landscaping and homes built in the 2010s.

Best for: buyers who want more home per dollar and a resale with history.

Quiet streetsPrivacy

Camden Park

The final and most tucked-away section toward the back of Providence, with lower-traffic streets and a neighborhood feel.

Best for: buyers who want privacy and fewer cars going by.

New constructionNext Gen plans

Garden Hills

The newest village, built by Lennar and Meritage on 50 and 60 foot homesites, with homes delivering from 2023 forward and later phases planned into 2028. Some plans include a private suite with its own entrance and kitchenette.

Best for: buyers who want brand-new systems, or room for a parent or adult child under the same roof.

Golf course lots

Golf and water homesites

Across several villages, a handful of homes back to the fairways or ponds. Those lots carry a premium and do not sit long.

Best for: buyers who want the sunset-over-the-18th view. Ask me to set an alert.

Selling first?

Buying and selling at the same time

Most of the people I help into Providence are selling a home somewhere else first. We plan both sides together so you are not carrying two mortgages or moving twice.

Schools

Polk County Public Schools

Providence is in Polk County, not Orange or Osceola, so schools come from Polk County Public Schools. Recent listings inside the gate show assignments that include Davenport School of the Arts for the younger grades and Ridge Community High or Davenport High at the high school level, depending on the village and the year.

Zoning lines in this part of Polk have shifted as new schools opened. Always confirm the assignment for the exact address before you write an offer. I check this on every home I show.

The numbers

Providence market snapshot

Providence has resale homes and new construction trading side by side, so the median moves with the builder mix. Look at your village and your floor plan, not one headline number.

Is Providence your fit?

Three kinds of buyers land here

Moving from out of state

You want to be close to the parks, but not living next to a vacation rental. Most people relocating do this alone with Google Maps and a lot of guesswork. I have walked these villages and I can tell you which street fits before you book the flight.

Need more room

You have outgrown your current home and want a gate, a pool you do not have to clean, and new construction options. Garden Hills and the Woods villages give you that next step, and a Next Gen plan can give the whole family room.

Ready for less house

Less lawn, more life. A townhome on the fairway, a short walk to the clubhouse, and a tee time instead of a to-do list can be the best move you make.
