Why West Orlando

The side of the city closest to Disney

West Orlando is where the theme parks, Restaurant Row and the Butler Chain of Lakes meet. You can be at Universal in 10 to 15 minutes, at Disney in 10 to 20 and on Sand Lake Road for dinner in five.

It is also where the price range runs widest on the luxury end, from MetroWest condos in the $160,000s to guard-gated estates in Bay Hill and Golden Oak. My office is on Turkey Lake Road, right in the middle of it, and four of these areas have their own full guides on this site.

If the theme parks are part of why you are moving to Orlando, start your search on the west side.

Questions buyers ask

West Orlando FAQ

What zip codes are in West Orlando?

On this site, West Orlando is 32811, 32819, 32821, 32830, 32835, 32836. Zip codes are a practical way to search, but they do not follow neighborhood or city lines, so I confirm the exact location of every home.

What is the median home price in West Orlando?

It depends on the type of home, so I report each one separately. Per Stellar MLS, for the 6 months from April 16 to October 15, 2026, single-family homes sold at a $580,000 median across 499 sales, townhomes at a $406,250 median across 50 sales, and condos at a $172,000 median across 221 sales. Each zip is broken out in the market section of this page.

Is West Orlando inside the City of Orlando?

Partly. Every zip here uses an Orlando mailing address, but some streets are inside City of Orlando limits and others are unincorporated Orange County. That changes your property tax rate, who picks up the trash and who you call about permits. I check it on the Orange County Property Appraiser site for every address.

Which schools serve West Orlando?

Orange County Public Schools assigns schools by address, and zones change. I look up every home on the OCPS School Locator before you write an offer, so you know the exact elementary, middle and high school.

Does West Orlando include Windermere and Winter Garden?

No. Windermere and Winter Garden are separate towns with their own guides: Windermere and Winter Garden. West Orlando here means the Orlando-addressed zips from Kirkman Road to the Disney property line.

Your next step

Get your West Orlando Move Plan

Give me 30 minutes, tell me your timeline and how you want to live. I will send back:

  • The 2 or 3 West Orlando neighborhoods that fit you best
  • What homes there are actually closing for, by type, straight from Stellar MLS
  • City or county, HOA, flood zone and school zoning for the homes that fit

No pressure. If you are selling a home somewhere else first, we will plan both sides together.
