Why North Orlando

The widest price range in the city

North Orlando has the biggest spread of any side of the city. Baldwin Park single-family homes closed at a median above $1.4 million, while Pine Hills and Lockhart homes closed in the high $200,000s to low $300,000s. Same side of town, very different lives.

What ties it together: you are close to downtown, Winter Park and the I-4 and 408 corridors, with real neighborhoods instead of master-planned sprawl. The right street here depends on your budget and how close in you want to be, and that is exactly what I map out for you.

North Orlando is where you buy the neighborhood first and the house second.

Who lands here

Three kinds of buyers I help here

Moving from out of state

You want to be close to downtown and Winter Park, not an hour from everything. I show you how Baldwin Park, College Park and the value zips compare, side by side, before you book a flight.

Need more room

You need more bedrooms but do not want to give up a close-in address. Lockhart, Pine Hills and the larger College Park lots give you square footage at a lower price per foot.

Ready for less house

Baldwin Park townhomes and condos give you a walkable village and a lake without the yard work.

Questions buyers ask

North Orlando FAQ

What zip codes are in North Orlando?

On this site, North Orlando is 32801, 32803, 32804, 32808, 32810, 32814, 32818. Zip codes are a practical way to search, but they do not follow neighborhood or city lines, so I confirm the exact location of every home.

What is the median home price in North Orlando?

It depends on the type of home, so I report each one separately. Per Stellar MLS, for the 6 months from April 16 to October 15, 2026, single-family homes sold at a $375,000 median across 803 sales, townhomes at a $592,500 median across 78 sales, and condos at a $204,950 median across 154 sales. Each zip is broken out in the market section of this page.

Is North Orlando inside the City of Orlando?

Partly. Every zip here uses an Orlando mailing address, but some streets are inside City of Orlando limits and others are unincorporated Orange County. That changes your property tax rate, who picks up the trash and who you call about permits. I check it on the Orange County Property Appraiser site for every address.

Which schools serve North Orlando?

Orange County Public Schools assigns schools by address, and zones change. I look up every home on the OCPS School Locator before you write an offer, so you know the exact elementary, middle and high school.

Why is the Baldwin Park median so much higher?

Baldwin Park (32814) is newer, walkable and lake-centered, and it only had 24 single-family sales in the period, many of them larger lakefront homes, which pushed the median to $1,423,000. Its townhomes closed at a $702,000 median, a better guide to entry pricing there.

Your next step

Get your North Orlando Move Plan

  • The 2 or 3 North Orlando neighborhoods that fit you best

No pressure. If you are selling a home somewhere else first, we will plan both sides together.
