How to read it

One leans toward sellers. One is balanced.

Months of supply is how long it would take to sell every home on the market at the pace homes sold over the past year, if nothing new listed. It tells you who has the leverage.

Florida Realtors’ chief economist puts a balanced market at roughly five to six months of supply, as reported by National Mortgage Professional. Florida Realtors described a 5.3-month statewide supply as relative balance. Below that range, sellers have the edge. Above it, buyers do.

By that yardstick, the Windermere area at 4.2 months leans toward sellers, and Dr. Phillips at 5.7 months is balanced.

The weekly contract rate shows the same gap in real time: what share of the homes for sale actually went under contract last week. Source for both: Stellar MLS.
